New Construction / Briarcliff

Briarcliff, Atlanta Residential Remodeling image 1Our most recent new-construction project is located in the Briarcliff neighborhood of Atlanta. The home was a 1960's split-level with approximately 1,600 square feet plus a half-basement.

The home was in reasonably good condition, but the homeowners were seeking to significantly expand their square footage while completely modernizing the interior of their new home. By working in close relationship with multiple architects, we developed a design for the home that exceeded their expectations.

Briarcliff, Atlanta Residential Remodeling image 2We began by leveling all of the existing floors down to the basement. Over the course of the following months, we constructed a gorgeous 5,000 plus square foot home. The exterior blends with the surrounding community retaining historic consistency while the contemporary interior modernizes the new home dramatically.

The new home is complete brick with a massive, rear, two-level covered deck. The deck is accessed off of the master bedroom on the second floor and the family room on the first. The deck also displays handcrafted railings and trim giving it a sophisticated appearance to match the entrance of the home.

With a sweeping, all-brick stairway, the entrance of the home invites you in with an elegant simplicity. The entrance features a spectacular Craftsman-style, handcrafted design emphasized by a beautifully stained set of double doors.

The new construction expanded the home to 7 bedrooms and 6 1/2 baths with a full guest suite on the first floor. The homeowners emphasized their need for openness, which was accommodated by a central, custom-created "open-tread" staircase, an abundance of windows allowing a significant amount of Briarcliff, Atlanta Residential Remodeling image 4natural light to illuminate the home and amazing 10' ceilings throughout the both floors.

With an elaborate, two-island kitchen, all stainless steel appliances, custom cherry cabinets, all granite countertops and multiple fireplaces throughout the home, this new construction projection transformed the previous 1960's bungalow into the dream home our clients always envisioned.

New Addition / Dunwoody

Dunwoody, Atlanta Residential Remodeling image 1This project in the Dunwoody neighborhood of Atlanta was an exciting undertaking. The homeowners wanted to expand their home by adding on a fully integrated addition to the rear of the home.

While in all appearances a simple project, it was a detailed effort to seamlessly blend the new, two-level addition into the pre-existing design. The homeowners wanted to expand both their family room on the first floor as well as their master bathroom on the second. Through careful construction, we added 800 square feet onto the home.

Beyond simply expanding these two levels, we added interior improvements to the family room as well as significant upgrades to the second floor by adding a sitting room and completely redesigned bathroom.

The master bathroom now features a vaulted ceiling, skylight, new garden tub and granite vanity. We also added a wonderful all tile, door less, walk-in shower with custom stained glass.

This addition not only expanded the living space for the client, but the custom upgrades and craftsmanship also improved their quality of life. While a simple project, it had a dramatic impact on our client’s lives.

Renovation / SmokeRise

SmokeRise, Atlanta Residential Remodeling image 3This renovation project in SmokeRise was a significant undertaking. Unlike a new build or an addition where the homeowner, architect and builder have flexibility, a renovation/restoration requires a great attention to detail to operate within the given structure and boundaries.

Our homeowners loved the neighborhood and found a terrific deal on this home, which was foreclosed and sat vacant for 2 years. Working within their budget, we completely renovated this home to a spectacular 5 bedroom 3.5 bath 5600 square foot ranch.

While most of the homes structural design remained intact, a sizable list of additions SmokeRise, Atlanta Residential Remodeling image 4andupgrades were made—every square foot of the home was re-floored, re-structured and upgraded to give our homeowner exactly what they wanted.

After completely stripping the home, walls were knocked out to open up the living and dinning rooms, a completely new kitchen was created, a wonderful fireplace sitting room was renovated, an office installed, a completely finished lower level including pool room and kitchen was added and finally a stand alone two-car garage was constructed to compliment the attached garaged.

SmokeRise, , Atlanta Residential Remodeling image 5The kitchen includes access to the back deck that wraps the entirety of the home. A skylight was added to the kitchen along with custom crafted cabinets, granite countertops, two dishwashers, dual ovens and a well-lighted pantry. Taking advantage of a tree top view of beautiful woods and a trickling creek, the breakfast area attached to the kitchen faces out, surrounded by windows.

The master bedroom faces the backyard with access to the sprawling porch. A gorgeous master bathroom also compliments the master bedroom. Featuring heated tile floors, granite countertops with his and her sinks and a large walk-in door-less shower, this bathroom is lush to say the SmokeRise, , Atlanta Residential Remodeling image 6least.

A completely renovated lower level also enhanced this home with windows galore and access to a lower level porch and patio. The lower level features a full kitchen with appliances, two bedrooms, a full bathroom with his and her vanities and laundry room. An audio/visual entertainment room and a pool/game room adds additional space to the house’s lower level as well making it a true “mother-in-law” suite.

SmokeRise, Atlanta Residential Remodeling image 7This home also includes some unique features such as a large safe room with steel door, a stand-alone, fully integrated two-car garage, and two driveways for private access to the basement suit.

We completed this project over several months and with a great attention to detail. With several handcrafted elements and specifically designed layout elements, we completed our client’s project ahead of schedule, once again exceeding their expectations.
